The South Australian property market has predictably begun retreating from its upward trajectory over the 2022 September quarter.
The results showed that South Australia posted a 0.88% median house price increase from the previous quarter and a fantastic 18.56% increase from the same quarter last year. Metropolitan Adelaide experienced a 1.65% decrease in median house price growth from the previous quarter but still posted a hefty 16.79% increase from the same quarter last year.

South Australia’s residential property market recorded a strong start to 2026, with median house prices rising across metropolitan, regional and suburban markets during Q1 2026, despite a seasonal moderation in sales volumes following the elevated activity of late 2025.
New data covering January to March 2026 shows that price growth remains resilient and increasingly broad‑based, driven by sustained buyer demand and limited housing supply rather than transaction volumes alone.
Adelaide homeowners are benefiting from a steadily strengthening market, with Q4 2025 data showing broad based equity gains across metro and regional areas. Valuer-General figures for the December 2025 quarter put SA’s median house price at $850,000, with metropolitan Adelaide at $925,000. Regional SA rose to $520,000, up 14.54% year-on-year, backed by consistent demand for well-priced homes.

The South Australian property market has reached new highs, with the median house price rising to $800,000 in September 2025, and metropolitan Adelaide hitting a record $877,000. REISA CEO Andrea Heading attributes this growth to the market’s resilience, with buyers focused on quality homes and long-term value despite broader economic pressures.
The South Australian property market continued its upward trajectory as it once again posted record median prices of $789,000 and $865,000 across South Australia and metropolitan Adelaide respectively
The volume of sales across South Australia and metropolitan Adelaide also rose 16.85% and 21.27% from the previous quarter and 2.89% and 4.36% from the same quarter last year.
